When looking to obtain a mortgage for you and your loved ones it is vital you look at the entire picture associated with the purchase of a property, as opposed to just the prettier shades. While your legs may be aching from all the trudging around looking at properties and trying to figure out what's the best one for you, it is important to remember that when it comes to the actual purchase of the property, you can't do it alone, and the company of a lawyer can prove to be costly.

We may all know that lawyers can be costly, whilst in the throws of the home buyers bustle it is easy to forget that you will have to find anywhere from £500 to a £1000 to cover the cost of his services. For those that only have access to a relatively small amount in the form of a deposit there may be the requirement to pay a mortgage indemnity guarantee, this is usually attached to those putting down 25% or less.

In essence it is an insurance policy that protects the lender should you default on your payments and your home becomes re-possessed. Following that it sells for less than the outstanding mortgage.
